Concerned About Possible Mold in Your Home?

If you’ve been advised to investigate your environment—or have concerns about musty odors, water damage or concealed mold—Montana Mold Dogs provides a careful, property-focused inspection using visual assessment, moisture readings and certified canine detection.

When It May Be Time to Inspect the Property

An inspection looks at the building. It may be time to schedule one in situations like these:

  • A healthcare provider recommended investigating the home or workplace.
  • A musty odor continues and there is no obvious source.
  • The property has had a leak, flooding, or other water damage.
  • There is visible discoloration or suspected microbial growth.
  • You are concerned about concealed areas behind walls, flooring, or cabinetry.
  • Environmental or laboratory testing left you with questions about the building.

Visual inspection

We review accessible areas for visible concerns, water damage, and conditions that may support mold growth.

Moisture and thermal assessment

We use moisture meters and thermal imaging to identify patterns that deserve closer investigation. Thermal imaging and moisture meter readings are included in every inspection.

Certified canine mold detection

Rex systematically searches accessible areas for mold-associated odor and alerts Jess to locations that may warrant further evaluation. The search does not open walls or remove flooring.

What a Canine Alert Means

A canine alert is an investigative finding. It may help identify a location that deserves closer examination, but it does not identify a mold species, determine contamination levels, diagnose illness or establish that a property caused a medical condition.

Depending on the findings, Jess may recommend targeted investigation, laboratory sampling or consultation with an appropriate remediation professional.

What the Client Receives

After the inspection, you receive a clear record of the property:

  • Visual inspection of accessible areas
  • Moisture-meter and thermal-imaging observations
  • Documented canine-alert locations
  • Clear explanation of observed property conditions
  • Professional written inspection report
  • Photographs and supporting documentation where applicable
  • Practical next-step recommendations

Frequently Asked Questions

Can a mold inspection determine whether mold caused my symptoms?

No. An inspection looks at the property. Montana Mold Dogs does not diagnose or treat medical conditions, and inspection findings do not establish that a property caused an illness. Questions about symptoms, diagnoses, or medical testing should be discussed with a qualified healthcare professional.

What does Rex detect?

Rex is a certified mold-detection dog. He searches accessible areas for mold-associated odor and alerts Jess at those locations. He does not identify a mold species or measure how much mold is present.

Does a canine alert identify the type of mold?

No. A canine alert is an investigative finding. It may help identify a location that deserves closer examination. It does not identify a mold species, determine contamination levels, diagnose illness, or establish that a property caused a medical condition.

Is laboratory sampling included?

Laboratory sampling is not part of the standard inspection. Depending on the findings, Jess may recommend targeted investigation, laboratory sampling, or consultation with an appropriate remediation professional.

What should I do before the inspection?

Leave the property as you normally use it. You do not need to clean, move furniture, or open walls before we arrive. Tell us about leaks, odors, or previous water damage so we can focus on those areas. Please do not send medical records or laboratory reports with your request.

How long does an inspection take?

The time depends on the size of the property, the layout, and which areas we can access. We will tell you what to expect for your property when we prepare your quote.

Will I receive a written report?

Yes. You receive a professional written inspection report. It includes moisture-meter and thermal-imaging observations, documented canine-alert locations, photographs and supporting documentation where applicable, a clear explanation of the property conditions we observed, and practical next-step recommendations.

Do you travel throughout Montana?

Yes. Montana Mold Dogs is based in Dillon and inspects properties throughout Montana, including Bozeman, Butte, Missoula, Helena, Billings, Great Falls, Kalispell, and surrounding communities.
